Ice-out is the most informative moment of the year on a Lake George waterfront. Everything the winter did is visible, and it is all still small.
Here is what to walk through. Most of it needs nothing but your eyes and twenty minutes.
The twelve points
1. Are the pilings level with each other?
Sight along the tops. A piling standing proud of its neighbours is the signature of ice jacking — ice froze to it, lifted, and drew it up out of its embedment. This is the most common winter failure on this lake. Note how much, because the amount tells you how urgent it is.
2. Is the dock still level?
Use a level, or just a ball. A slope that was not there in October means something below has moved. Note which direction it falls — toward shore, away, or to one side. The direction tells us the mechanism.
3. Has the structure moved shoreward?
Look at the water end and at the shore transition. A gap opening at the water end, or buckling where the dock meets land, means the ice ratcheted the whole structure in. Compare against a fixed reference — a rock, a tree, a neighbour's structure.
4. Is there stone lying beside the cribs?
If you can see stone on the bottom next to a crib that used to be inside it, the crib is coming apart. Lake George water is clear enough that this is usually visible from the dock. This one is important — flag it.
5. Are the crib timbers intact?
Look at the visible members, especially at and just below the waterline where they fail first. Missing pieces, softness, timbers that have sprung outward. If you have a mask and it is warm enough, look properly. If not, note it for a professional inspection.
6. Has any decking lifted?
Boards that have raised at the fasteners, cupped, or split. Individually minor; collectively they tell you how hard the freeze-thaw worked this year, and any board that has lifted is a trip hazard before it is anything else.
7. Any cracked framing at connections?
Get underneath if you safely can, or look from the water. Connections in a bay restrained at both ends take the most stress. A crack at a bolt hole or a notch is a structural issue, not a cosmetic one.
8. Check every fastener you can reach
Rust bleeding down timber, bolts that have backed out, plates that have lifted. A fastener that fails at the waterline takes the frame with it, and they fail from the inside where you cannot see it. Anything weeping rust gets flagged.
9. Railings, ladders and stairs
Push on everything. Railings should not move. Ladder brackets loosen over a winter more than anything else on the structure, and shoreline stairs take ice and runoff at the same time. This is the safety-critical group — do not defer anything here.
10. The shore transition
Where the dock meets land takes the worst of both ice push and spring runoff, and it is where a high proportion of the failures we repair actually began. Look for scour, undermining, material washed out from underneath, and anything that has been shoved out of position.
11. The boathouse, from the water
Step back and look at the roof line and the door openings. A wavy roof line, doors that no longer sit square in their opening, or a building that reads as leaning are all symptoms of movement underneath. Also check the roof for winter damage and any evidence of ice damming at the eaves.
12. Photograph all of it
Same angles, every year. A dated photographic record is how you tell the difference between "that has always been like that" and "that has moved four inches since 2024" — and it is what supports an insurance claim if you need one.

What needs a professional
Call someone if you find any of the following:
- A piling jacked more than an inch or two
- Stone spilled from a crib, or visible crib timber failure
- The structure out of level by anything noticeable
- Cracked framing at a connection
- Movement at the shore transition with material washed out from underneath
- A boathouse with a wavy roof line or binding doors
- Anything at all in the railings, ladders and stairs group
And call sooner rather than later. Spring is when everyone on the lake discovers their damage at the same time, and the schedule fills quickly.
Why once a year is not enough
We recommend twice: spring, to find what the winter did while it is small, and autumn, to catch anything marginal before ice loads it for seventy days.
The autumn one is the higher-value inspection and the one most owners skip. A crib that has started to spread, or a piling with reduced embedment, will survive being looked at in October. It frequently will not survive the winter that follows.
The arithmetic is not subtle. A piling reset in its first season is a day's work. The same piling after three winters has lost its embedment, pulled its neighbours out of line, and cracked framing that now has to be replaced. We have rebuilt docks that would have been a two-day repair if someone had walked this list thirty months earlier.
