We started on the water. Homeowners kept asking whether the crew that had just rebuilt the boathouse could also deal with the deck, the windows, the kitchen. Eventually the honest answer was to build the division properly rather than to keep doing favours.
What carries over is the standard and the approach: look at the whole system, find the actual cause, price it plainly, and do the work in a sequence that respects the fact that you may only be here for part of the year.

Built for a house on a lake
A lakefront house is a weather-exposed building with an occupancy pattern that stresses it further. The details that matter are specific: flashing and drainage on the lake elevation, finishes rated for the UV load coming off the water, doors and windows that will still operate after a winter of humidity swings in an unheated house, and mechanical decisions that assume the building will sit empty in February.
These are not exotic requirements. They are just different from the defaults, and getting them wrong is how a five-year exterior becomes a three-year exterior.

What home services do you actually offer?

Do you work on seasonal and second homes?
Constantly — it is most of what we do. A large share of Lake George housing is seasonal, which means work has to happen while owners are elsewhere and be finished before they arrive. We are used to key-holding, sending photo updates, coordinating with caretakers and property managers, and working to a hard arrival date rather than a vague one.
Why does lakefront property need different treatment?
Because it takes more weather. Wind off the water drives rain into elevations that would be sheltered inland, sun reflects off the lake onto the very elevation already getting the most of it, humidity cycles harder, and a house that sits empty and unheated for months moves differently from one that is lived in. Exterior finishes fail sooner on the lake side, window and door flashing details matter more, and a paint job specified for an inland house will disappoint you here.
