What is the most important thing to know about building on Lake George?

That the permit comes first and takes months. Lake George Park Commission regulations require a permit before anyone constructs, alters, modifies, enlarges or expands a dock, wharf or mooring — and depending on the work, the Adirondack Park Agency, NYS DEC, the US Army Corps of Engineers and your town may each have a role. Almost every homeowner who misses the season they wanted misses it at this step, not at construction. If you want to be in the water next summer, start the conversation the previous summer.

Generic dock advice from a warm-water lake will mislead you here. Everything below is written for a lake that freezes for roughly 76 days a year, drops several feet each winter, sits inside the Adirondack Park, and is regulated by its own Park Commission.

Do I need a permit to build a dock on Lake George?

Yes. Lake George Park Commission regulation 646-1 states that no person shall construct, erect, place, alter, modify, enlarge or expand any dock, wharf or mooring on the waters of Lake George without first obtaining a permit from the Commission. That language is deliberately broad — it captures far more than new construction.

How large can my dock be?

For most residential docks the limits are: 700 square feet of surface area including any walkway; 8 feet maximum pier width; 40 feet maximum overall width including all projections; extension no more than 40 feet beyond the mean low-water mark or 100 feet from the mean high-water mark, whichever is more restrictive; and any structure on the dock no more than 16 feet above mean high water.

How many docks and moorings can I have?

It scales with your shoreline frontage: 45–65 ft gives one straight pier dock; 66–150 ft gives one dock plus one mooring; 151–250 ft gives two docks or one E-shaped wharf plus two moorings; 251–500 ft gives three docks or two E-shaped wharfs plus three moorings; 501 ft and above gives four docks and four moorings, plus one more of each per additional 150 feet.

What is the setback rule?

Every dock or wharf needs a minimum 20-foot setback from the adjacent property line extended into the lake — projected on the same axis the property line runs onshore where it meets the lake, or at a right angle to the mean high-water mark, whichever applies. Moorings must also stay 20 feet clear at full swing and within 100 feet of shore. On narrow lots the setback, not the square footage, is usually the binding constraint.

Do I need a permit to repair my existing dock?

Like-for-like maintenance — replacing decking boards, renewing railings, swapping hardware — is generally maintenance. Anything that alters, modifies, enlarges or expands the structure needs a permit, and rebuilding cribs or changing the footprint definitely qualifies. Ask before starting; a retroactive application is a much worse experience.

Which agencies might be involved in my project?

Typically the Lake George Park Commission for docks, wharfs and moorings; the Adirondack Park Agency for shoreline structures and boathouses within the Park; NYS DEC where the bed of the lake or the bank is disturbed; the US Army Corps of Engineers for fill in navigable waters; and your town for the building permit and local zoning, which in several lakeside towns is stricter than the state baseline.

How long does permitting take?

Months, not weeks — longer where several agencies are involved or the application needs revision. This is the main reason homeowners miss the season they were aiming for. If you want to be in the water next summer, start the previous summer or early autumn.

Winter, ice & seasonal damage

The single biggest cause of damage on this lake, and what to do about it.

How does ice actually damage a dock?

Three separate mechanisms. Expansion: water expands roughly 9% when it freezes, so the sheet is under compression and pushes outward against everything fixed at its edge. Thermal cycling: the sheet grows on warm days and shrinks on cold nights, and each cycle ratchets structures a little further out of position. Ice jacking: ice freezes onto a piling, then the sheet lifts with rising water and pulls the piling upward out of its embedment. Jacking is the most common failure we are called to on Lake George.

Does Lake George freeze every winter?

Not every winter, but most. The lake has fully frozen in roughly 70% of years since 1980, typically reaching full ice cover around 19 January, and when it does freeze it stays frozen for about 76 days on average. From a construction standpoint you have to design as though it will freeze, because in most years it will.

What should come out of the water before winter?

Everything that can. Floating dock sections, swim platforms, ladders, boat lifts and cradles, canopies, furniture and any hardware that unbolts. Anything left in a shallow slip is at the mercy of the sheet. Fixed cribs and pilings stay, which is exactly why they need to be built for it.

Should I install a de-icer or bubbler?

They do work — they keep water moving so ice cannot form and grip a structure — but they create open water and dangerously thin ice on a lake with real winter recreation traffic. That is a serious decision affecting more people than you. Discuss it with us and with your neighbours, mark the area, and treat it as a considered choice rather than a purchase.

What does winter damage look like at ice-out?

A piling standing proud of its neighbours; a dock visibly out of level or twisted; decking opened up, cupped or split at the fasteners; the whole structure shifted shoreward with a gap at the water end; cracked framing at connections; and stone from inside a crib now lying on the bottom beside it.

Why does the water level drop so much in winter?

Lake George is drawn down over the winter, which lowers the surface by several feet from the summer level. For owners it means shoreline structures are exposed to air and ice in ways they are not in summer — and for us it means the drawdown is the best window of the year for crib and shoreline work, because the shallows are workable.

Can you inspect my dock before winter?

Yes, and it is the single highest-value thing you can do. An autumn inspection catches the marginal piling or the spreading crib before ice loads it. A spring inspection catches what the winter did while the repair is still small. Twice a year is the right rhythm on this lake.

Docks, materials & construction

What to build, from what, and how long it should last.

Crib, pile or floating — which should I build?

It is decided by what is under the water. Timber cribs suit ledge and boulder bottoms that will not take a pile, and resist ice through mass and friction. Driven piles need sand, gravel or sediment deep enough for real embedment. Floating sections suit deep water close to shore, but must come out every autumn. Much of Lake George is rock, which is why cribs dominate here.

How long should a dock last?

A well-built crib dock, maintained, is a 30–50 year structure with periodic crib work along the way. Pile docks typically run 25–40 years. Floating systems, 15–25. Decking is a wear layer on all three and will be renewed once or twice within the life of the substructure.

What decking should I use?

Pressure-treated pine is the value option, 15–25 years with maintenance. Cedar is lighter, cooler underfoot and weathers to silver-grey. Composite costs more up front, never needs sealing, and resists the freeze-thaw checking that plagues wood on a lake that ices annually — we are a TimberTech Silver Pro partner. On a structure you reach by boat, avoiding the maintenance cycle has real value.

Can you build in the winter?

We prefer to. The winter drawdown exposes the shallows and the ice provides a working platform for setting cribs and moving material. Most of our structural and in-water work happens between late autumn and early spring, with decking and finish work following into the spring.

Do you work on shorelines with no road access?

Yes. A meaningful share of Lake George shoreline is reachable only by water, and we run barge access for exactly that reason. Material, equipment and crew go in by boat.

Boathouses

The most regulated structure on the shoreline, and the most misunderstood.

What legally counts as a boathouse here?

Under the Adirondack Park Agency definition, a boathouse is a covered structure with direct water access, used only for storing boats and associated equipment, containing no sanitary plumbing of any kind, not exceeding a single story (the roof rafters rest on the top plate of the first-floor wall), with a footprint of 1,200 square feet or less and a height of 15 feet or less.

Can I have living space or a bathroom in my boathouse?

No. Sanitary plumbing of any kind takes the structure outside the boathouse definition, and a habitable second storey breaks the single-story rule. Structures like that exist on the lake but generally predate the current rules and are treated as pre-existing non-conforming — a status that is valuable and surprisingly easy to lose during a rebuild.

Can I add a deck to my boathouse?

The APA definition allows up to 100 square feet of combined deck and porch footprint attached to a boathouse without it counting toward the 1,200 square foot footprint, provided those decks and porches are not adjacent to a dock. Beyond that, and for sundecks on top, the height limit and the single-storey rule come into play. It is very site-specific.

My boathouse floor is sloping. What does that mean?

Almost always that something below the waterline has moved — a crib has settled, spread or lost its stone, or a piling has been jacked. The carpentry is a symptom. Any assessment that does not start underwater is not an assessment.

Is it worth restoring an old boathouse?

Often, and sometimes it is the only option worth having: many older Lake George boathouses are larger than current rules would permit for a new build, so the existing structure carries value that cannot be recreated. If the framing is sound and the problem is underneath, restoration is usually the right call. When sills and floor framing have gone too, the maths changes.

Boat lifts

Sizing, type selection and seasonal service.

What size lift do I need?

Start with the manufacturer's dry weight, then add full fuel (about 6.1 lb per gallon), water, batteries, canvas, gear and any canopy. That is your working load, and you want real headroom above it. Owners routinely underestimate by 20–30%, which is why cables and winches fail early.

Cantilever, vertical or hydraulic?

Cantilever suits shallow to moderate depth and smaller boats, and is usually the value choice. Vertical lifts need less depth to achieve the same lift height and handle heavier boats — the workhorse on much of this lake. Hydraulic has far fewer moving parts in the water, runs fast and quiet, and suits large hulls and owners who want minimal seasonal maintenance.

Do lifts have to be removed for the winter?

For most installations on Lake George, yes. A lift standing in a shallow slip will not survive a hard winter. Some deep-water or boathouse-protected installations can stay with the cradle raised, but that is a case-by-case call. We handle removal, shore storage and spring reinstallation as a seasonal service.

My lift has stopped working. What should I do?

Stop using it and do not attempt a repair yourself unless you are qualified — a loaded lift with a compromised cable is dangerous. Call (518) 260-9878. How much does a dock cost on Lake George?

There is no useful average, because the variables that drive cost — bottom composition, depth, exposure, access, and how many agencies review it — differ wildly between properties a mile apart. What we can tell you is why it costs more than a deck: materials often arrive by barge, the working window is short and weather-dependent, in-water work is a specialist trade, and the structure has to survive annual ice loading. When should I call if I want work done next season?

The previous summer or autumn. Permitting takes months, and the best structural window is the winter drawdown. April calls for July docks are the most common disappointment we have to deliver.

Routinely — most Lake George property is seasonal. We hold keys, send photo updates, coordinate with caretakers and property managers, and work to a hard arrival date.

Do you provide documentation for insurance claims?

Yes. We photograph damage above and below the waterline, describe the likely mechanism and sequence, and provide an itemised scope. Adjusters want cause as well as cost, and a report explaining how ice moved a crib supports a claim far better than a materials list.
