Winterizing Your Lake George Dock, Boat Lift and Boathouse: A Month-by-Month Checklist

Almost every emergency call we take in February traces back to something that was visible and cheap to fix the previous September.

Winter on Lake George is not a season your waterfront survives passively. The lake freezes in most years, stays frozen for around 76 days, is drawn down several feet, and loads every structure at the shoreline with ice that expands, ratchets and lifts.

Here is the sequence we recommend to owners, month by month.

September — plan and inspect

This is the month that matters most, because it is the last point at which finding a problem is cheap.

  • Book a structural inspection of the dock, cribs, pilings and boathouse. What you are looking for is anything marginal that will not survive being loaded by ice: a piling with reduced embedment, a crib that has started to spread or lose stone, framing with a crack in it.
  • Check the boathouse roof. Ensure it is in good condition before winter. Snow and ice accumulation causes collapses and leaks on this lake every year, and a roof that is already compromised in September will not improve.
  • Address structural weaknesses now. Anything you defer will be loaded for seventy days by something that does not negotiate.
  • Schedule your lift removal before the calendar fills up. Everyone wants the same three weeks.

October — remove everything removable

The rule is simple: if it can come out, it comes out.

  • Floating dock sections and swim platforms. Without exception. Ice forming around a float will lift, twist and destroy it.
  • Ladders — the single most commonly forgotten item, and one of the most commonly lost.
  • Boat lifts and cradles. For most Lake George installations these must come out. Some deep-water or boathouse-protected installations can overwinter with the cradle raised, but that is a case-by-case judgement, not a default.
  • Canopies and covers — snow load on a lift canopy is a good way to destroy the lift underneath it.
  • Furniture, bumpers, hoses, anything loose.
  • Any hardware that unbolts and would otherwise sit in the ice.

Then clear the shore transition of debris and vegetation. Anything that freezes into a solid mass at the shoreline transfers additional load into the structure.

November — the boat and the building

  • Boat out and stored. Water in the shallows starts skimming over at night well before full ice-in, and a hull sitting in that is a hull taking damage.
  • Boathouse doors and windows — check they close and latch. A door that blows open in a January storm takes weather into the building all winter.
  • Drain and protect any plumbing in outbuildings and at the waterfront.
  • Photograph everything. A dated set of photographs of the structure in known good condition is genuinely useful if you end up making an insurance claim in April.
  • Final walk of the dock once everything is off it, looking at the structure itself rather than at the clutter that was on it.

December to February — watch the roof

Once ice is in, there is little to do at the waterline. The one active job is snow.

  • Clear snow and ice from boathouse roofs promptly. This is not optional on a heavy-snow winter. Accumulation causes collapses and leaks, and a boathouse roof is often a long span with limited redundancy.
  • Watch for ice damming at eaves, which pushes water back under the roofing.
  • Note anything that has visibly changed — a structure that has moved, a new gap, a lean. If something is actively failing mid-winter, call. That is exactly what our emergency line is for, and progressive failures get much worse if left until spring.

Do not walk on ice to inspect your dock

Ice near shoreline structures is unreliable — it is disturbed by the structure itself, by thermal bridging through timber and steel, and by any water movement around it. If you are worried about something, look from shore or call us.

March — plan for ice-out

Ice-out is when damage becomes visible and when the season's decisions get made.

  • Book your spring inspection now, before the rush. Everyone discovers their damage in the same fortnight.
  • Order lift service if the lift is coming back in. Cables and gearboxes are wear items on a cold lake and spring is when they get checked.
  • Start any permit conversation for this year's work. If something failed over winter and needs more than a repair, the permit clock starts now.

April to May — inspect, repair, reinstall

Walk the structure and look specifically for:

  • A piling standing proud of its neighbours — ice jacking
  • A dock out of level or twisted along its length
  • Decking lifted, cupped or split at the fasteners
  • The structure shifted shoreward, with a gap opening at the water end
  • Cracked framing at connections
  • Stone from inside a crib now lying on the bottom beside it
  • Boathouse: roof leaks, racked doors, sills that have moved

Then reinstall in the right order: structural repairs first, then floats and ladders, then the lift, then commission the lift with the boat present so you know how it behaves before you rely on it.

Why this matters economically

The case for all of the above is not tidiness. It is that damage found in its first season is cheap and damage found in its third is not.

A piling jacked three inches in one winter can be reset in a day. That same piling after three winters has lost most of its embedment, pulled its neighbours out of alignment, and been transferring load into framing that is now cracked — and you are rebuilding a bay rather than resetting a pile.

Two inspections a year, and one autumn of disciplined removal, is the difference between maintaining a thirty-year structure and replacing a ten-year one.
